The Grove at Vista Park

'The Grove’ is a residential precinct within the Vista Park estate on the south coast of NSW. The Grove precinct will provide for over 120 traditional lot homes adjoining local open space. The Client sought diversity within the residential estate and identified a 2000m2 site opposite the parklands to provide a different type of housing product within the estate. 

The small lot housing development comprising nine dwellings are based on a traditional townhouse typology with rear garages. The dwellings are designed as abutting buildings, with the intention of ultimately creating a freehold subdivision. The design incorporates individual entries to each dwelling and living spaces to address the street, and provide surveillance to the public street network and to

The Grove Park, the newly completed parklands opposite the site. Orientation of primary living areas and outdoor spaces, also takes advantage of views of the Illawarra Escarpment to the north. 

 

Design philosophy for the small lot housing includes:

 

  • Garages/parking arrangements are located off the rear lane to minimise garage dominance and contributes to articulating the built form. 

  • All dwellings face onto the parklands opposite the site. 

  • Larger dwellings with studios over garages at either end of the lane address the corner streets and the lane way to increase surveillance. 

  • Corner dwellings are designed to address both streets through the use of a combination of various materials, pergolas and window placements and fence details integrated as part of the landscape design.

  • A mix of architectural treatments to introduce diversity, whilst still maintaining a sense of continuity.
