Central Coast Council's Employment lands investigation study identifies additional land for possible expansion of the Somersby Business Park. PAADesign were engaged by Council to carry out an environmental investigations study and the planning proposal for the expansion of the business park to the east. The proposal incorporates approximately 24 hectares of land in total.

Environmental investigations include flora and fauna, bushfire, heritage, land contamination, traffic, visual impact, hydrology and water and sewer servicing. Contextual mapping and constraints and opportunities informs an appropriate development area for employment lands on the site.

The planning proposal seeks the rezoning to a General Industrial zone for the majority of the site, provides the justification for the rezoning and outlines the controls for future development of the site.
